What is Hardwood Floor Refinishing?

Hardwood Floor Refinishing is the process of restoring the surface layer of a hardwood floor to improve its appearance. We use the sandless refinishing method, suitable for floors made dull or worn out by minor scratches and abrasions. 

Refinishing involves lightly screening the floor with a mesh abrasive pad attached to a rotating floor buffer. Screening removes the top layer of the existing finish together with any minor imperfections.

Then, a new polyurethane coating is applied to a clean and prepared floor. Known in the flooring industry as “screen and recoat," this process improves the look of the flooring and extends the floor’s lifespan by adding a new protective barrier against wear and tear.

 Sandless Refinishing is a quicker, less invasive option than traditional sanding methods, but even sandless refinishing creates some dust, albeit manageable.

Our average price range is between $2.65 and $4 per square foot. Some flooring companies charge a minimum fee of around $1000. While we do not charge a minimum per se, the cost of a Hardwood Floor Refinishing project will likely start around that price, given the size of an average main floor with hardwood.

How Long does an Average Refinishing Project take?

The length of time taken will depend on the type and size of the job, but we will provide a time frame when estimating.

Some companies offer 1-Day Hardwood Floor Refinishing, and while some jobs can easily be finished within a day, we will not make such a sweeping statement (pardon the pun!). It is important to us that we do not rush any job and allow each polyurethane coating time to dry.

How often should you get your Hardwood Floors Refinished?

The length of time a Refinish of your Floors lasts will depend on the amount of wear and tear they experience. Nevertheless, with Sandless Hardwood Floor Refinishing, we suggest that, on average, they be refinished every 5-7 years.

DIY vs Professional Hardwood Floor Refinishing

If you are a self-confessed Jack or Jill of all trades, the DIY approach might suit you. If you know what you are doing, it could certainly save you money (if not time). However, you may wish to consider the following factors before embarking on your flooring project:

  • Do you have the time? Beforehand for preparation and on the day(s) of actual refinishing?
  • Are you prepared for costly mistakes? None of us is infallible.
  • Do you need to buy or rent the equipment, and have you weighed that against the cost of using a professional?
  • Have you researched the correct products and processes to use?
  • Are you prepared for things to get messy and for the home comfort interruptions that might occur for you and your loved ones?

The Step-by-Step Process for Screen and Recoat.

1. Initial Contact

When you enquire about restoration of your hardwood floors, Dang Good will ask you some questions such as the age and type of floor and establish in more detail what service you are looking for.

Often, we will ask you to send some pictures. That helps us determine the most appropriate course of action whether it be sandless hardwood floor refinishing, professional hardwood floor cleaning or even a complete re-sanding and staining - which we currently don't do.

2. Assessment of the Floors

If we deem that either sandless hardwood floor refinishing or professional hardwood floor cleaning is a possibility, we will make an appointment with you to do a free assessment of your floors so we can provide you with an estimate.

We will go over in detail what you can expect and let you know if wax removal is needed ahead of completing our restoration service. If restoration is a go, we will discuss the options of matte, semi-gloss or gloss refinishing assuming you are taking that route.

We will also establish if there is any heavy furniture to be moved. We will discuss where it will be stored while the floors are being treated and help you with securing the services of a moving company and/or renting a pod if needed.

Please note our technicians will not be moving heavy furniture and we do require for the floors to be clear of heavy furniture on the day(s) of refinishing. Also, there can be no furniture placed back for at least 24 hours after completion, to allow for the polyurethane to cure.

All furniture thereafter should have leg protectors so as not to damage your newly finished floors.

3. Booking the Job

If you agree to our estimate and want to go ahead, we will make an appointment with you. A text reminder will be sent the day before the service. This will remind you of your appointment and the need for heavy furniture to be completely removed from the areas being treated. We will ask you to secure young children and pets, so they are kept away from the floors until the coating is complete dry.

4. Preparation for Refinishing

On arrival at your home, we will go over the work order and the work being done and address any questions or concerns you may have.

We will start by vacuuming the floors to remove any debris. If necessary, we may even clean the floors before screening.

5. Screening the Floors

Using a 175 RPM Buffer and an appropriately sized abrasive pad, we will screen the floor to remove the existing top layer of polyurethane. This machine will produce a light powder on the floor. That is normal and nothing to be alarmed about. However, it is just one of the reasons we ask you to secure young children and pets.

6. Cleaning the Floors

Once screened, the floors are vacuumed. Then we use a process called “clean and tack” to prep the floor. This preps the wood for recoating. The floors are allowed to dry (approximately 10-15 minutes) before taking the next step.

7. Applying the Polyurethane

Once the floors are screened, cleaned and dry the first coat of polyurethane is applied. Typically, this coating takes 60-90 minutes to dry.

Then a second coat of polyurethane is applied. Again, with a 60–90-minute initial drying period. After that you can walk on the floors in socked feet, but be careful not to slip!

However, the floor will not be sufficiently cured for at least 24 hours, and nothing must be place on the refinished floor until after that time frame.

8. Completion of the Job

On completion we will do a walk-through with you showing you the finished product and providing some tips on maintenance going forward. We suggest that vinegar, water and a microfibre pad is really all you need to keep the floors clean. And we advise against any wax or polishing products.

  4. Removing Residue Build-Up—Any residue on the floor is removed using a specialized odour-free cleaning agent and a scrubber.
  5. Deep Clean of the Floors—For the Floor Cleaning, we use portable extraction equipment and specialty brushes to simultaneously agitate and clean the floor. Minimal water is used to avoid any damage to the floor.
  6. Buffing the Floor – A 175 Spinner with a special buffing pad enhances the floor’s final finish.
